Property Listing Rules and Content Standards

To maintain a professional, trustworthy, and legal marketplace, all property listings on Properti Nigeria must adhere to strict content standards. Violations can lead to removal of the listing and sanctions against your account.
Mandatory Accuracy & Truthfulness

Honest Representation: Every detail in your listing—location, property type, size, condition, price, availability, and amenities—must be factually accurate and truthful.

Real Photos: You must upload genuine photographs of the actual property being listed. The use of stock photos, photos of similar properties, or computer-generated images that misrepresent the actual unit is strictly prohibited.

Current Availability: You must only list properties that are genuinely available for the stated transaction type (sale, rent, etc.) at the time of posting. You must promptly update the status to “Sold” or “Rented” once the property is off the market.
Prohibited Content
Listings must NOT contain:

False or Misleading Information: This includes bait-and-switch tactics, such as advertising a non-existent discount or a price that doesn’t match the description.

Fraudulent Offers: Any attempt to list a property you do not have the legal right to sell or rent, or to conduct a scam.

Discriminatory Language: Listings must comply with fair housing laws. You cannot express any preference or limitation based on race, religion, nationality, sex, family status, or disability.

Contact Information in Media: Do not embed phone numbers, email addresses, or watermarks with contact info on photos/videos to circumvent platform communication.

Duplicate Listings: Creating multiple listings for the same property is not allowed. Use the “Edit” feature to update an existing listing.

Inappropriate Media: Photos or videos that are blurry, pornographic, violent, or unrelated to the property.
Vendor-Specific Obligations

Authorization: You must have the legal right or authority (as an owner or authorized agent) to advertise the property.

Transparency: Clearly state your role (Owner/Agent/Company) in your profile. Agents/Companies must not misrepresent themselves as owners.
Consequences for Violation
Listings that breach these rules may be removed immediately upon discovery. Repeated or severe violations will trigger our enforcement actions, starting with a warning and escalating to temporary suspension or permanent removal of your account. These rules exist to protect all users and maintain the integrity of the Properti Nigeria marketplace.
