Request Posting Rules and Offer Limitations

The Request system is designed for serious property seekers. To ensure it remains effective and valuable for both seekers and vendors, specific rules and limitations govern its use.
Request Posting Rules

Serious Intent: Requests should be posted with genuine intent to rent, buy, or lease a property. Posting speculative or “testing” requests to gather market data without real intent is discouraged and may be flagged.

Accuracy: As with listings, the information in your request must be accurate and reflect your true needs. Intentionally posting vague or inaccurate requests to get a wide range of offers is not productive.

One Request, One Need: Avoid posting multiple identical requests. If your needs change significantly, you can post a new request and delete the old one.

No Editing: Once published, a request cannot be edited. This is to preserve the integrity of offers already sent. If you made an error, you must delete the request and post a new one.

Timely Management: You are expected to review and respond to offers in a reasonable timeframe. Letting requests expire without action reflects poorly on your account activity.
The 15-Offer Cap – Purpose and Process
A core feature of our system is the 15-offer maximum per request. This is not a technical limitation but a deliberate quality control measure.

Purpose: It protects seekers from being overwhelmed by a flood of proposals. It forces vendors to be selective, sending only their best-matched properties rather than spamming every request. This results in a higher average quality of offers for the seeker.

How it Works: Once a request receives 15 offers, it is automatically closed to new offers. A notice will appear on the request card. Vendors will no longer see the “Send Offer” button for that request.

For Seekers: This means you will never have to sift through more than 15 proposals. It ensures a manageable, curated selection.

For Vendors: This incentivizes speed and relevance. When you see a well-matched request, you should act promptly before the offer slots are filled. It rewards those who monitor the Requests page actively and have their listings optimized for high match percentages.
Offer Response Rules for Vendors

Genuine Offers: Only send an offer if you have a specific, available property that matches the request. Do not send placeholder or “contact me” offers.

No Circumvention: Do not use offer messages solely to promote your business or ask the seeker to contact you off-platform without presenting a property.
Adherence to these rules ensures the Request system remains a high-signal, efficient channel for connecting real demand with real supply.
