Responding to Requests the Right Way

Sending an offer is just the first step; getting it accepted is the goal. Here’s a strategic approach to selecting properties and crafting offers that convert.
Step 1: Strategic Request Selection
Don’t respond to every request. Filter the Requests page by your Area of Coverage first. Then, look for requests where:

The property type and subtype exactly match your listing.

The budget range overlaps with your asking price.

The specifications (bedrooms, bathrooms, etc.) are identical or very close.

The urgency level indicated by the seeker matches your availability.
Step 2: Choose the Perfect Property Match
In your dashboard, go to your “Property Listings” tab. Review your “Available” properties. Compare each candidate against the request’s specifics. The property with the highest potential match percentage (considering location, size, features, price) is the one to offer. Never offer a property that is fundamentally mismatched (e.g., offering a 2-bedroom for a 3-bedroom request); it wastes your monthly offer quota and harms your professional reputation.
Step 3: The Offer Send & Match %
When you send the offer, the system does the work. Because you’ve chosen wisely, your Match Percentage will be high. This auto-generated score is your primary pitch. However, before clicking send, you have one crucial opportunity: some platforms allow a brief personal note. Use it! A simple “This property in [Area] matches your need for a [feature] perfectly. Available for immediate inspection.” adds a human touch.
Step 4: Post-Offer Readiness
Once you send an offer, be prepared for a fast response. Ensure your calendar is updated and you are ready to promptly Accept or Decline the inspection request if the offer is accepted. A slow response can lead the seeker to book with another vendor.
Key to High Acceptance Rates
Precision and promptness. By offering the most relevant property (resulting in a high system Match %) and being professional and responsive, you signal reliability. This builds seeker confidence, directly translating into a higher rate of accepted offers and more booked inspections for your business.
