Why Your Request Isn’t Getting Offers

You’ve posted a request but haven’t received any offers, or fewer than expected. This can be frustrating. Here are the most common reasons and how to fix them.

1. Overly Specific or Narrow Criteria

While detail is good, an extremely narrow combination of high-end criteria in a niche location with a very low budget may have zero matching inventory. Vendors use filters too, and if your request doesn’t appear in their filtered view, they won’t see it.

  • Fix: Review your criteria. Is your budget realistic for the location and property type you’re asking for? Consider slightly broadening the location (e.g., from “Lekki Phase 1” to “Lekki”) or adjusting one non-critical specification.

2. Low Budget for the Market

If your maximum budget is significantly below the market rate for the property type and area you’ve selected, vendors will not find it viable to make an offer.

  • Fix: Use the Search function first to browse similar available properties and understand current market prices. Adjust your request budget to align with reality.

3. The 15-Offer Cap Has Been Reached

Check your request card. If it shows “15 Offers” and the “View Offers” button, it is closed. You are getting offers, but you may have missed the notifications.

  • Fix: Click “View Offers” to see all proposals sent. If you need more options, you can post a new, slightly modified request.

4. Inactive Vendor Base in Your Area

It’s possible there are few active, paid-vendor agents or owners in your specific chosen area who are monitoring requests.

  • Fix: Broaden your “Area” selection slightly to include neighboring communities with more activity. You can also proactively Search for properties in your desired area and contact those vendors directly via their listings.

5. Technical or Notification Issues

  • Fix: Check your Notification Preferences (Settings) to ensure alerts for “New Offers” are turned ON. Also, check your email spam folder. Log out and back into the app/website to refresh your connection.

6. Request Posted During Low-Activity Period

Posted on a weekend or late night? Allow 24-48 business hours for vendors to see and respond.

  • Fix: Be patient. Requests are active for 21 days (on Free plans) or longer on paid plans.

If after checking these points you still receive no offers, your request may serve as valuable market feedback that what you’re looking for, at your price, is currently unavailable. Consider adjusting your parameters or switching to an active Search strategy.
